How do you present your house? Contrary to popular belief, selling your home doesn’t always depend on its location. Rather a unique combination of location and style. With a small investment, you can expand the possibilities of making your house feel like home sweet home to more people. This is what a few small changes can do.

Boring to beautiful rooms

Sometimes focusing on the master bedroom can go a long way. This room should have a warm atmosphere with darker shades of red, for example. Dark red and cream color combinations will do the job. Adding silver accents to curtain rods, picture frames, and nightstands will help them stand out. Add matching color combinations to this new bedding and you are sure to get rid of that boring room for good.

Empty Spaces, Missed Opportunities

Some agents will tell you that a vacant home sells faster. That’s only if you come across a buyer with an urgent situation to be placed in a home immediately and in your area. The truth is, you lose the warm, homey feeling you get with unfurnished houses. To take it a step further, if your home, even furnished, has empty spaces, you’re missing out on great opportunities to add to the atmosphere. Fill these areas with mirrors, end tables, candles, or potted plants. All of which can add the necessary extra warm and fuzzy feeling.

Most prefer tile flooring to vinyl, a big selling feature that is very important to the consumer.

Stainless steel often prevails in our modern kitchens. This definitely needs heating up to get rid of that sterile feeling. A great way is to create tile backsplashes that are preferably copper colored and installing them in a diagonal pattern will create a noticeable visual flow. Granite and corian countertops can be quite expensive. The price range of the house should determine the expense of the additional amount. Lower-end homes should consider fairly inexpensive countertops that will create the warmth found in granite-look laminate. Tile flooring is again the most desired, but a good inexpensive alternative is peel and stick vinyl squares that do a great job of imitating.

Mission control, the mess hall

Much of the family decision making is handled in this one of the smallest areas of the home. Let’s face it, our busy lives won’t always allow us to set a perfect table in the dining room. So we end up here, as a family, more than anywhere else in the house, including the family room! This is a great reason to brighten up this room as much as possible. It is where we come alive in the morning and start the day. It doesn’t have to be white, but the lightest shade of most colors is preferred to again create the right tone and texture.

Functionality in a closet can give a prospect a comfortable feeling that if there are so many things in here, maybe the rest of the house is in pretty good shape, too. This could be the way they are thinking. And small closet syndrome can be overcome with the new organizers found in steel shelving. It is very important that your closet, large or small, has all your clothes, sheets, towels, and rags neatly folded. Nothing on the floor if possible and an air freshener in the cupboard is a nice touch.

These improvements will undoubtedly add value to your home possibly 2-3 times the cost of the improvement itself. Many times the sales occurred within days or a couple of weeks after making some or all of these types of changes. So get your house rolling and start packing!
